  • Education - for new vacation owners and managers to help you to navigate the vacation rental business so you succeed in the Florida Keys. Stay up to date on issues that are important that directly affect your business and income.

  • Information - on current local laws, rules, regulations and restrictions that affect our vacation businesses in the Florida Keys. By joining as a member, if you have a question ask someone in our forum section and get great help from people who know.

  • Networking - opportunities - with other vacation owners and managers and service owners and business that we need help to survive and thrive. To share valuable resources with each other and make better informed decision on which company to hire or contract with for services everything from; house cleaners, plumbers, electricians, pool cleaners, vacation managers, any service or product you may need.

  • Buy & Save - Used Furniture & Resources - Selling or looking to buy used furniture, Watersport toys i.e. Kayaks, Paddle boards, SUP, Boats. Bicycles, Baby equipment, Beds, Sofas, Dining Room sets, Pictures, Art, Washers or Dryers, any and all items vacation renters might need for their vacation rental. Economically, it's better to save on used items plus great for the environment to recycle. Buying for one another and direct can help you save a lot. Especially, when you're just getting started or wanting to upgrading your new vacation rental.

  • Promoting Our Florida Keys Vacation Rental Businesses - Sharing leads and networking with one another through word of mouth advertising: If a vacation rental gets a call for a 4 bedroom and you have a 6 bedroom home pass this on to our group of home owners. Networking with other vacation rentals especially our neighbors (through our exclusive list of available home owners) that might need the rental helps to promote the friendly, laid-back Florida Keys environment to customers. When we work together everyone gets more business here in the Keys. Everyone benefits even; restaurants, shops, entertainment, tourist attractions, fishing charters and yes even our local government too. Everyone in American will be talking about our willingness to-go-out of our way to help each other and promote our beautiful Keys.

  • Great benefit to joining FKVA sharing bad actors who have rented form one our vacation rentals - we all have that group or past renters who we don't want them back at our homes. If you join we can share the real reasons why any of us don't want a renter back in our beautiful rentals. This information is so valuable and will stop bad actors form taking advantage of any one of us again in the Keys. By sharing our private list of bad tenants we can save ourselves hart ache and costly repairs to our homes. We're not black balling just tell our side of the story why we won't rent to those people any more!!! You can make any decision on your own after reading up on someone else's experience with a particular renter.

  • Help other Ancillary Companies and Businesses to Succeed: Vacation rentals can share all kinds of information with their vacation renters: Which restaurants to go too, what activities to do and see while in the Florida Keys. We get requests for which fishing charters to use, best restaurants and where to find the nearest bait store.

  • Promote and Provide a Greater Vacation Experience in the Keys: We all have stories and valuable information to share. By networking and helping our neighbors and friends who live and work here, we bring together a stronger community a more valuable reputation of doing business and it surely makes life easier and more fun while living in the Florida Keys.

  • Real Estate Direct Sales Owner-to-Owner Sales: Another great advantage is our private listings to our members who are looking to buy and sell vacation rental businesses to owners. I can't tell you how easy it was to buy direct for another homeowner without all the middle men hurting our profits and opportunities. Recently, we bought a home in Key Colony Beach that took 6 months to close and it was as my partner says "Painful"! We also directly lost the rentals we expected to earn because of their incompetence and lies (they had told us it would take long to buy this property). We lost over $150,000 in rentals this year 2021 because they kept stalling the closing. And we also lost all of our downpayment of $300,000.00 too! Not all realtors have our backs or care about us. We have had horrible experience with Realtors with direct confit-of-interest which has cost of so much when they negotiate for us and we come to the closing table.

Luckily, when we bought directly it was a game changer!   Buying direct was a great experience. When we bought directly from another home owner we quickly made the deal in 5 minutes without any third party real estate agent and it closed in a timely fashion without complications and both sides saved tens of thousand of dollars in fees, points and rental losses. Buying direct was a great advantage of stopping all the headaches of dealing with middlemen who hold up the process for their own gains. When buying and selling direct everyone saves, you cut through the nonsense and make a much better deal for both the buyer and seller. Plus we don't have to pay for tens of thousands of dollars in commissions and hidden fees for someone that really doesn't deserve the expensive commissions they charge us. It's so easy to sell when you join you can list your home, or a vacation rental to other owners who are right now looking to buy quickly plus you both save so much time and money. This is a real win /win for both buyers and sellers.

  • Most Importantly, as we collectively band together as an active participating group for the Vacation Rental business, we'll generate a strong voting power that must be heard against others trying to ban our business or limit our rights as valuable income producing, valuable tax paying citizens! FKVA collectively are the driving force of this whole vacation industry that our Florida Keys needs to survive. Especially and including our local governments (state, county and city). We have to band together to make our collective voices heard and it's about time or we will be letting the "Tail Wage the Dog"!

  • Timely information on proposed or new Laws that affect our businesses: Which proposed laws, fines or ordinances might make our businesses leaker or non-existent. Not every individual has time to give to all the local counsel meetings and those who govern our businesses daily.

 

So it's imperative to cut through the clutter and get the right story of what others are proposing that might gravely impact our vacation rentals. For example, it's no surprise that hotels and resorts lobby to hold a tight reign on vacation rentals. So without our active, collective voices we won't be able to stop their destructive practices in hurting our economical privileges. This is because hotels and resorts are loosing business daily because of our vacation homes and it's hurting their bottomline.

 

So their lobbiets find ways to restrict our vacation homes and possibly destroy our incomes as much as possible. We need to prevent this from happening and the only way is to do this is with powerful, large number of vacation rental owners banding together to be heard at these meetings. Through representation we can make this work to our advantage and our own interest while gaining the needed respect for our business in Vacation Rental Homes. 

 

The last thing the hotels and resorts want; is for all of us to have big group with a collective voice at the bargaining table. It's about time we organize ourselves (vacation homes) to become the huge influence and prosperous industry that we are today.
